The method

So what exactly is home staging?

We prepare the property so buyers can picture themselves living there. No structural work: just strategy, light and style.

  1. 01

    Analyse

What buyers value and where the property’s strengths lie.

  2. 02

    Simplify

Depersonalise and clear away visual clutter.

  3. 03

    Enhance

Light, space and style to make every room shine.

Why it works

The same space, seen through two pairs of eyes

The owner sees their own story

Experiences, memories and an emotional bond with every corner.

The buyer sees a future

Space, light, layout, condition and potential.

Depersonalising means preparing the home so that buyers can connect with it.

Before & after

The same home, seen in a whole new light

Buyers don’t just see a house: they see their future home. Drag the slider and judge for yourself.

The Girona market

Prices close to record highs, buyers more demanding

The cost of waiting

Doing nothing has a cost too

Every week a property goes unnoticed, it loses ground to the competition.

  1. Less initial impact

The listing gets lost among dozens of similar ones.

  2. Fewer clicks, fewer viewings

With no interest on the portals, there are no viewings and no offers.

  3. Costs that keep adding up

IBI (property tax), community fees, utilities… every month that goes by.

  4. Price reduction

A rethink of the strategy and, all too often, a lower price.

Return on investment

An investment, not an expense

Work out what’s at stake based on your property’s price. Default: a 90 m² flat in the province of Girona (€2,913/m²).

Move the slider or choose an example price.

  • Home staging investment (0.5–1.5%) €1,310 – €3,930
  • Each 1% of the price €2,620
  • Average negotiated discount (6.2%) €16,240
1.5%

of your asking price protected covers the investment, even at the top end of the cost range.

  • A faster sale: fewer months paying IBI, community fees and utilities.
  • More demand: more room to hold on to your asking price.
  • More impact: listings that stand out on the portals from day one.

Indicative calculation. Industry cost: 0.5–1.5% of the property’s value (AHSE) · average negotiating margin in Spain: 6.2% (Tecnocasa – UPF, 2026 data) · average price: €2,913/m² (idealista, August 2026).

Frequently asked questions

Your questions, answered

Can’t find the answer you need? Write to us and we’ll reply within 48 hours.

Ask us a question
What exactly is home staging?

It’s the professional preparation of a property for sale or letting: we analyse what buyers value, depersonalise and simplify the space, then enhance it with light, space and style so buyers can picture themselves living there. It isn’t a renovation.

Does it involve building work?

No. Home staging is done without any structural work: cleaning, decluttering, redefining spaces, painting, lighting, furniture and décor. If the project calls for it, we also offer interior design and full turnkey renovation.

How much does it cost?

Every property is different, so we’ll send you a tailored, no-obligation proposal within 48 hours. As a guide, the industry puts the investment at between 0.5% and 1.5% of the property’s value (AHSE). You can get a rough idea with our ROI calculator.

Does it work for empty properties too?

Yes. An empty space is hard to imagine: we furnish and style it so buyers can grasp the size and purpose of each room. From an empty space to a home buyers can picture themselves living in.

Do you work with estate agencies?

Yes, it’s one of our main partnerships. We visit the property with the agent, prepare a clear action plan and quote for the agency to present to the owner, and deliver a portal-ready photo shoot. You focus on selling.

Is listing photography included?

Yes. The process ends with a professional property photography shoot, ready to publish on the portals. Home staging, interior design and photography in a single service.

Which areas do you cover?

The Alt and Baix Empordà (including the Costa Brava), the Garrotxa and the Gironès. If your property is in another area, just ask.
